The Lake Las Vegas real estate market is known for its luxury homes, stunning views, and resort-style amenities. The neighborhood’s prime location between Las Vegas (a mere 20-mile trip from the Las Vegas strip) and the Colorado River makes it one of Nevada’s more promising local markets.
Lake Las Vegas is home to plentiful amenities, including two of Nevada’s best golf courses, SouthShore Country Club and Reflection Bay Golf Club. In addition, residents have access to The Village, where they can find upscale shopping, fine dining, and enjoyable water sports.
The market for Lake Las Vegas real estate has grown steadily in recent years, with high-end properties ranging from multi-million dollar estates to more affordable condos and townhomes. The area is popular among retirees, vacationers, and those looking for a second home. Read on for information buyers and sellers should know before entering the Lake Las Vegas real estate market.
Home values on the upswing
Home values in the Lake Las Vegas real estate market have dipped in 2023, but only barely and in line with historical trends (as in most markets, Lake Las Vegas real estate transactions slow down in the winter). Expect demand to increase as we progress into the traditionally busy spring and summer seasons.
As of late April 2023, an average fixed-rate 30-year mortgage rate is 6.87%. After the record-low interest rates of the early pandemic years, the Federal Reserve began raising rates in 2022 to combat inflation. The market is competitive, and reports indicate there are plenty of homes for sale on the market.
Positive net population migration
Clark County, where Lake Las Vegas is located, has an estimated population of about 2.3 million and grew significantly (every year except one) from 2010 to 2020. We can attribute this growth to a combination of factors, including a strong economy, job opportunities, and a desirable lifestyle. With a population growth that’s the fifth highest in the nation, projections show the Las Vegas-Henderson-Paradise metro area growing to 4.45 million in 2060 (an increase of over 90%).
In the early stages of the pandemic, Lake Las Vegas, like other areas in the Las Vegas Valley, saw a significant decrease in tourism and hospitality-related activity. However, as the pandemic progressed and restrictions eased, Lake Las Vegas began to see a rebound in tourism and economic activity. The area's outdoor recreational activities, such as golfing, hiking, and water sports, became more popular as people sought safe and socially distanced activities.
Additionally, the pandemic drove increased demand for single-family homes and real estate in suburban and rural areas. Many people sought more space and privacy due to remote work and other lifestyle changes. This trend was also seen in Lake Las Vegas, where real estate sales and prices saw an increase in demand in 2020 and into 2021.
Robust market for luxury real estate
As of February 2023, one estimate pegged the median home prices in Lake Las Vegas at about $725,000. For a suburban neighborhood, Lake Las Vegas has a large inventory: our group has over 100 properties available as of March 2023. Most of our actively listed residential properties fall in the $1 million to $5 million range. Local sellers can expect their homes to stay on the market for about a month.
Lake Las Vegas real estate: Should you invest?
This is the original community in Lake Las Vegas, located on the south side of the lake. It features luxury homes, lakefront properties, and access to the Jack Nicklaus-designed SouthShore Golf Club.
